Everything you need as a resident of a building managed by Dream Development Group: how to report a repair, what counts as an emergency, and how notices work.
Use the online maintenance request form for anything that needs fixing in your unit or in a common area. Your request goes directly to our property management team and you receive a reference number. Include as much detail as you can. If you have photos, reply to our confirmation email and attach them.
We will contact you to arrange a time. Please report problems early. Small leaks and drafts are much easier to fix before they cause damage.
For water leaks, turn off the shut-off valve under the sink or behind the toilet if you can do so safely, then call us.
Under Ontario's Residential Tenancies Act, we give you at least 24 hours written notice before entering your unit. The notice states the reason and a time between 8 a.m. and 8 p.m.
We may enter without notice in an emergency, or if you have agreed to the entry at the time, for example by checking the permission box on a maintenance request.
Rent is due on the first day of each month, paid by the method set out in your lease. If you have a question about a payment, contact us before the due date.
Rent can be increased once every 12 months. We give you at least 90 days written notice before any increase.
If you rent month to month, give us at least 60 days written notice, ending on the last day of a rental month. The Landlord and Tenant Board's Form N9 is the standard way to do this. Contact us to arrange a move-out inspection and the return of keys.
